How is parking requirement calculated?

In Turkey, the number of parking spaces required for a residential project isn't tiered by the number of units — contrary to what most people assume — but by their size. This tiered table, introduced by the March 31, 2021 amendment to Turkey's national Parking Regulation (Otopark Yönetmeliği), divides the net floor area of each independent unit (daire) into four size classes and applies a different ratio to each.

The tiered ratios

The regulation's national baseline ratios work as follows: 1 parking space for every 3 units under 80 m²; 1 space for every 2 units between 80-120 m²; 1 space per unit between 120-180 m²; and 2 spaces per unit above 180 m².

A building with mixed unit sizes — say, a project with both 70 m² and 150 m² units — calculates each of these four classes separately, rounds each up, then sums them. Calculating with a single "average unit size" assumption can make the real requirement look either too low or too high, which is why the tool also calculates each class separately.

The most common mistakes

The most common mistake is assuming the national baseline ratio is the only rule that applies everywhere. Metropolitan municipalities — including Istanbul — can apply stricter or different ratios through their own parking regulations; the current parking regulation of the district/municipality where your plot is located is always the primary reference.

The second mistake is treating the parking angle (parallel, 45°, 60°, 90°) as a fixed "most efficient" choice. As the angle increases, the area per space grows, but so does the width of the maneuvering aisle; the plot's depth and the position of the entrance/exit determine which angle actually fits more parking spaces — which is why the diagram above redraws itself as you change the angle.

The third mistake is failing to account for additional regulatory requirements such as accessible parking, visitor parking, and bicycle parking; this tool shows only the base ratio for residential units and does not cover project-specific additional obligations.
