How does the project process work?
The process runs through four phases: Concept, which starts with site analysis and massing optimization; Permitting, which covers zoning review and municipal approvals; Construction, where licensed site supervision carries the design into the field; and Delivery, completed on budget and on schedule. We can hold the first meeting at our office or directly on your land or in your space.
How is the fee determined?
Fees depend on the project type (residential/commercial), approximate square footage, scope (design only, or design plus permitting and site supervision), and the current condition of the land or space. Rather than a flat per-square-meter rate, we prepare a separate quote for each project — just answer the questions in our contact wizard and we'll come back with a tailored preliminary assessment within 24 hours.
How long does the process take?
The concept and preliminary design phase is usually finished within a few weeks; the permitting timeline can run from a few weeks to a few months, depending on how fast the relevant municipality processes approvals. Construction time varies with the scale of the project. We work out a realistic schedule together at the first meeting, based on the timeframe you note in the request form.
Do you handle the building permit yourselves?
Yes. Our office runs the entire bureaucratic process in-house — from zoning analysis, to coordinating engineering disciplines (structural, electrical, mechanical), to preparing the permit file and following it through municipal approval. You won't need to deal with a separate permitting agency.
Do you work turnkey, including interior design?
Yes, we can run projects turnkey: architectural design, interior layout, licensed site supervision and progress/payment control, all under one team and one point of responsibility. You can also request a single phase on its own — design only, permitting only, or site supervision only.
Can I get interior design services alone, without a construction project?
Yes — a construction project isn't required. We offer interior architecture as a standalone service, separate from architectural design or construction — we can plan the interior layout, materials and furnishing of an existing home, office, hotel or café without a new building project attached.
How long does a standalone interior architecture project take?
Much shorter than a construction project: the concept phase, which starts with measuring the space and analyzing your needs, is usually settled within a few weeks; material/furniture selection and implementation drawings depend on the scope — a single room versus a full space. For an exact timeline, we need to discuss your space and scope directly.
Which regions do you serve?
Our studio is based in Trabzon Yomra. For construction and site-supervision projects that require an on-site presence, we work primarily across the Black Sea region — our portfolio also includes projects outside the region, such as in Samsun. For concept design and consulting work, we can serve clients across Turkey through digital collaboration.
Is the first meeting paid?
No. The first meeting is a free preliminary assessment where we discuss the potential of your land or space together with your program of needs. A concrete quote is only prepared after this meeting, once the real scope of the project is clear.
I don't have land yet — can we still talk?
Yes. During the site-selection stage, we can evaluate criteria such as zoning status, buildable rights and slope together, helping you avoid an unsuitable land purchase — getting this advice before you buy is important so you don't run into restrictive surprises on the project later.
Can I get 3D visualization/rendering services on their own?
Yes, photorealistic 3D visualization and interior renders can be requested as a standalone service, independent of architectural design — we can also work from your own drawings or from another office's project.
Do I have the right to request revisions during the project?
Yes. A set number of revision rounds, agreed together during the concept and preliminary design phase, is a normal part of the process — the goal is making sure the design fully matches your needs before the permit application. Out-of-scope changes requested after the permit is approved are evaluated separately.
Who owns the project drawings and the intellectual property?
Once a project is paid for and delivered, the right to build it is yours; the copyright over the architectural work itself stays with the architect, as required by architecture regulations. This is standard practice throughout permitting and construction, and it's stated clearly in the contract.
Can I work with my own contractor instead of your site supervision?
Yes. We can hand over the architectural and/or permit project and let you continue construction with a contractor or site supervisor of your choice. Working turnkey with us isn't mandatory — you decide which phases you want from our office.
Do you also take on renovation or structural reinforcement of an existing building?
Yes, we work on interior renovation, façade renovation and permit-required renovation projects for existing buildings. For any work touching the load-bearing structure, we coordinate closely with the relevant engineering disciplines.
